On a former industrial site, a new mixed-use district is taking shape, integrating housing, public facilities, shops, economic activities, and green spaces, while improving mobility and addressing environmental challenges. The first constructions are already housing residents, and infrastructure is being developed.
The project, led by Epa-Orsa and the city, aims to build the city upon the city, by renaturing and decontaminating the soil. In the Zac Gare Ardoines, 792 housing units have been delivered, balancing social housing and property ownership. The Joséphine-Baker school group and the Maison des femmes are operational, with a sports complex and a municipal hall to follow. The Niki-de-Saint-Phalle landscaped bridge will facilitate movement and rainwater management, opening up the Grandes Halles sector.
The district's design incorporates flood risk management, with the rue Léon-Geffroy raised by 5 meters and green spaces designed for water infiltration. The Zac Seine Gare, located between the RER station and the river, has seen the delivery of the Audin college in 2019 and 62 social housing units. Public spaces around the Édith-Cavell route are under construction for the arrival of the Tzen in 2029. A school group, a sports complex, and a park on the banks of the Seine are planned, subject to state funding.
Facing a reduction in state funding, the municipality is launching a campaign for the construction of new school groups, which conditions the delivery of housing. The Hortense-Machu garden has become a meeting place for new residents, who appreciate the neighborhood and the arrival of the metro. Shops, including a bakery under renovation, an optician, a driving school, and a pharmacy, are expected. The Sogaris logistics hotel will host Point P and UPS, and its green roof will promote urban agriculture.
Over 800 jobs will be created with the metro maintenance center, preserving the history and identity of Les Ardoines. The Tzen 5, whose work began in September, will connect Choisy-le-Roi to the 13th arrondissement of Paris in 33 minutes by early 2028. The Line 15-south of the Grand Paris Express, expected in 2027, will make the station a multimodal hub with the RER C and the Tzen 5, promising significant time savings for daily commutes.
